Schedule of Condition Surveys

The aim of a condition survey, also known as a Schedule of Condition, is to protect a landlord’s or tenant’s interests prior to the commencement of a commercial property lease.
During one of our condition surveys, a team of building surveyors will visit the property concerned and look at every aspect of the building, from the roof down, taking a large number of photographs to record the current condition of the building and any associated items such as car parks.
The more comprehensive the condition survey, the better protected you will be and for this reason, our surveyors always insist on gaining access to all areas of the property and will usually follow a strict methodology that involves first looking at all roofs in detail, logging all defects as well as taking plenty of more general shots. In many cases, access to the roof will be afforded by use of a cherry picker.
Some surveyors use special video equipment on extendable poles to view roofs, but this is not as efficient as physically examining the roof, especially asbestos and metal roofs where specific efects and signs of wear are being investigated. Video is no substitute for two pairs of eyes, so don’t be fooled into accepting inferior quality surveys. If a surveyor won’t access a roof, it’s time to change surveyors!
From there, the surveyors will examine rain water goods, walls, windows & doors, external areas and then move to the inside where they will look in turn at ceilings, walls, floors, sanitary items, electrical installation, heating and water.
Along the way, a commentary will be compiled by use of dictaphones, which is then transcribed into the schedule of condition that is prepared for you.
The resultant document will comprise a large number of colour photographs and of course, the report outlining specific areas of concern (if there are any).
Our service doesn’t end there though, because in many cases, rather than simply deliver a report and forget about you, we will arrange a meeting where the entire report is explained to you, so that you are fully aware of all of the facts before entering into your lease agreement.
